What is a Title?

A title is the foundation of ownership and the basis of your right to possess and use property.


Why Do I Need Title Insurance?

Because land is permanent and can have many owners over many years, it is crucial that ownership is clear and free of outstanding claims. There are a thousand different things that could hinder your investment - errors in the public record, mistakes in examination, false affidavits, secret marriages, undisclosed heirs, etc. - but only one way to protect and eliminate our risk is Title Insurance.

Title insurance plays a major role in making certain home ownership is safe and secure for as long as you own your home. It also helps close the deal smoothly. What Kind Of Policies Do I Need?

There are two different types of policies - a loan policy protects the mortgage company's interest in the property as security for the outstanding balance of the buyer's mortgage (this is why all loans require title insurance). The owner's policy safeguards the buyer's investment or equity in the property up to the face amount of the policy. And thanks to WCI Title's financially prudent simultaneous issue program, you can purchase both policies at the same time and enjoy substantial savings.


How Much Does Title Insurance Cost?

Title insurance offers so much for so little. Charges vary in different regions of the country, but generally cost about one percent (1%) or less of less of the value of the property. Unlike other insurance premiums, title insurance is paid one time only, and is included in your settlement closing costs.

Closing Hints

  1. Review Closing Statement prior to closing.
  2. Bring one legal form of photo Identification issued by a governmental agency (driver's license, state issued ID or passport).
  3. Lenders may allow seller to pay buyer's "prepaid items" (negotiable via contract).
  4. Lenders seldom allow credits on closing statements such as "lump sum" credits for closing costs or credit for repairs.
  5. Even though it is included in the contract, do not assume that the lender has approved it (i.e. seller leaseback, etc.). Check with the lender for special or unusual contract conditions and get approval for such in writing as soon as possible.
  6. Realtor or 3rd party paid items require lender approval and should be noted on contract.

  • Bankruptcy
  • Death of property owners
  • Divorce or separation
  • Easements obtained or given since purchase of property
  • Existing contract or deed
  • Foreclosure
  • Foreign sellers
  • Guardianship or incompetence of seller
  • Known encroachments
  • Liens or judgments against property owners
  • Power of Attorney
  • Recent marriage of seller or buyer
  • Sellers or buyers that will not be present at closing
  • Shared driveways
  • Trusts
